This is not an advertisement for Dejoya Villas Residence. It is the full review I work through with clients before any purchase decision: the location and the real distances, the developer's record, an analysis of the rate per square metre, an instalment schedule worked out in numbers, a comparison against the other projects in the area, and the points you need to verify before you sign. If you finish reading and conclude the project does not suit your circumstances, the page has done its job.
I am Nada Mahmoud, a real estate consultant working in the Egyptian market, helping buyers and investors choose the right unit at the right price. You can browse the other available projects or contact me directly for a free property consultation.
The developer: Taj Misr Developments
Before committing to years of instalments, the most important question is not about the project — it is about the developer. Have they delivered before? Did they deliver on time? What condition are their handed-over projects in today? That is what decides whether this contract is an asset or a risk.
Taj Misr Developments began operating in 2006 and has a strong presence in the New Administrative Capital and New Zayed, with a portfolio spanning residential, retail and administrative product.
That portfolio includes the De Joya residential family across its several phases in the New Capital and in New Zayed, alongside commercial and office schemes such as Taj Tower in the business district and Izdan Mall downtown.
Taj Misr's payment structures are among the most flexible in the New Capital, including zero-down-payment plans running to ten years and shorter plans at a higher down payment. That gives a buyer genuine room to negotiate around the liquidity they actually have.
Where Dejoya Villas Residence is and how to get there
Sheikh Zayed is one of the oldest and most mature districts in west Cairo, and that gives it something rare: the infrastructure, schools, hospitals and malls already exist rather than being promised. The New Zayed extension offers the same location on a newer master plan, at lower density with more green space, and at an entry price below the established core.
Location is the principal asset. The 26th of July corridor reaches central Cairo quickly, the Ring Road connects to Giza and Mohandessin, and the Middle Ring Road links through to the New Administrative Capital. Sphinx International Airport minutes away adds a further dimension for residents who travel frequently.
The Zayed market is characterised by strong resale liquidity, because demand comes from people who intend to live there rather than from speculators. Villas and twin houses hold value particularly well, and apartments in gated compounds find tenants quickly.
Distances from Sheikh Zayed and New Zayed
These figures are approximate and vary with traffic and time of travel, but they are the reference every buyer uses when comparing two destinations:
| 26th of July Corridor | The main artery for the district |
|---|---|
| Sphinx International Airport | 3 to 10 minutes |
| Ring Road | 5 to 10 minutes |
| Mall of Arabia and Arkan | 10 to 15 minutes |
| Central Cairo | 30 to 40 minutes |
Unit sizes and types in Dejoya Villas Residence
The units available in Dejoya Villas Residence are studios, Duplexes, Standalone Villas, Twin Houses, Residential Apartments. Sizes run from 200 to 454 m², and that wide spread between the smallest and largest layout means the project serves two buyers at once: the investor looking for the smallest rentable unit, and the family looking for a full-sized home.
In the residential market, resale speed depends on how the area maps to the number of bedrooms: a 130-square-metre three-bedroom sells faster than a 160-square-metre unit with the same bedroom count, because a buyer reads the extra metres as maintenance cost rather than value. Ask about the layout, not just the total area.
The unit types explained
Every unit type has its own pricing logic and its own resale market. Here is a quick read on each type available in Dejoya Villas Residence and who it suits:
Studios
A studio is an open-plan unit, usually 35 to 60 square metres, and the cheapest point of entry into the market. Its advantage for an investor is the highest return per pound invested: the nightly rate approaches that of a larger chalet while the purchase cost is far lower. Its drawback is a narrower pool of resale buyers, because families prefer more space, so it is more an investor's instrument than an end-user's home.
Duplexes
A duplex occupies two connected floors linked by an internal staircase, delivering something close to the feel of a villa at a lower price. It suits larger families well because it separates the living area from the bedrooms. On valuation, a duplex achieves a higher rate per square metre than a standard apartment and a lower one than a twin house, with moderate resale liquidity because its buyer segment is narrower.
Standalone Villas
The standalone villa is the highest tier in any project for both price and privacy, with a garden on all sides and often a private pool. Villas hold their value strongly because supply within any project is limited, but their resale liquidity is slower because fewer buyers can afford them. If you are buying a villa as an investment, model the expected time to sell, not just the expected price.
Twin Houses
A twin house is two units sharing a party wall, each with its own garden and independent entrance. It offers space and privacy approaching a villa at a lower price, which makes it one of the most in-demand types in residential compounds. When viewing, pay attention to the unit's orientation, the shared wall, and where the garden sits relative to the sun.
Residential Apartments
The apartment is the most widely held and most liquid unit type in the Egyptian market: faster to sell, easier to let and cheaper to maintain. When comparing two apartments, the deciding factor is not total area but the layout and how efficiently the space is used: a well-arranged 130-square-metre three-bedroom outperforms a 150-square-metre unit with wasted circulation.
Dejoya Villas Residence prices and the rate per square metre
Published prices for Dejoya Villas Residence start from 21.9 million EGP (last updated 24 September 2026). That price applies to the smallest available unit and rises with size, floor, view and where the unit sits on the master plan.
The approximate rate in Dejoya Villas Residence is around 109,500 EGP per square metre. The rate per square metre is the only number that lets you compare two projects in the same area fairly — comparing the headline price of a 90-square-metre unit with a 140-square-metre one tells you nothing.
When comparing the rate between two projects, three things change the equation: whether the price includes full finishing or semi-finishing, whether the stated area is net or includes a share of common space, and whether a garden or terrace is counted at a different rate. Those differences alone can reverse the comparison.
Payment and instalment plans in Dejoya Villas Residence
The payment plans currently available in Dejoya Villas Residence:
- Flexible payment plans starting with no down payment
- Standalone villas and twin houses from 200 to 454 m²
- Contact me for the latest instalment schedule
A practical note: the longest term is not automatically the best choice. A longer term lowers the instalment, but most developers tie the cash discount or the lower headline price to shorter terms. If you have liquidity, ask for a comparison between the longest plan and a shorter one and look at the real difference in the total paid — it sometimes runs to a meaningful share of the unit value.
Dejoya Villas Residence amenities and services
Amenities are not a luxury in a purchase decision — they decide whether the unit rents at all, and they set the resale price years later. These are the facilities available in Dejoya Villas Residence:
- Infinity pools across 6.5 feddans
- Large retail district
- Patio-style villa designs
- Units delivered fully finished or semi-finished as you prefer. Payment plans — Residence: 10% down payment over 12 years in equal instalments. Villas: 5% down payment over 10 years.
When you visit, ask two things about every item on this list: is it actually built or only on the master plan, and who will operate it after handover. An amenity that exists in the render but not in the contract is not an amenity.
Services and price movement in Sheikh Zayed and New Zayed
Sheikh Zayed is among the most complete districts in Greater Cairo for services: international schools, private universities, major hospitals and large retail centres such as Mall of Arabia, Arkan Plaza and Capital Business Park.
I have written a full guide to Sheikh Zayed and New Zayed covering the services and amenities around the projects, how the rate per square metre has moved, and how to compare one project against another: Guide to Sheikh Zayed Real Estate. If you are weighing Dejoya Villas Residence against another project in the same area, start there.
Investing in Dejoya Villas Residence: yield and season
New Zayed represents a mature district at a new-district price. The investor benefits from services being ready in the immediate surroundings from day one, so a unit finds a tenant or a buyer faster than in areas still under construction. Villas in particular enjoy a strong resale market because supply is limited.
Season: A permanent residential market with steady year-round demand.
Dejoya Villas Residence compared with other Sheikh Zayed and New Zayed projects
A quick comparison between Dejoya Villas Residence and its closest neighbours on entry price, down payment and payment term:
| Project | Starts from | Down payment | Term |
|---|---|---|---|

| Strip Primero | — | 10% | 9 years |
Prices are indicative and refer to the smallest published unit in each project; they change with availability and with each developer policy. This comparison is a starting point for negotiation, not a substitute for an official quotation.
How to get a payment plan that fits in Dejoya Villas Residence
Not every project publishes a single fixed payment plan, and that is not a shortcoming — it means the plan is built around the unit, the phase and the buyer's liquidity. This is precisely where the real difference in cost is decided, and it is the part most buyers lose, because they focus on the unit price and forget the payment terms.
Before any negotiation, fix three numbers for yourself: the most you can pay at contract, the highest monthly or quarterly instalment that stays comfortable after your other commitments, and the length of time you can stay committed without strain. The practical rule is that the instalment should not exceed a third of your net income, and the down payment should not consume your entire cash reserve.
Then ask the developer for more than one offer to compare, not just one: a low down payment over a long term, a higher down payment over a shorter term, and the cash price after discount. Once you see all three side by side with the total paid in each case, you will often find the spread between them runs to a large share of the unit value — and the choice becomes arithmetic rather than impression.
There are other negotiable terms beyond price and down payment, and most buyers never ask for them: deferring the first instalment, redistributing the payments so the larger ones fall when your income does, reducing the handover payment, waiving part of the first maintenance charge, or upgrading the finishing specification. These are all genuinely negotiable and they all get written into the contract.
This is exactly the part I work on with clients: I assemble the available offers, calculate the total cost under each scenario, and negotiate the terms that actually move the number. Send me your budget and the unit you are considering in Dejoya Villas Residence, and I will come back with a written comparison.
What to verify before reserving in Dejoya Villas Residence
Pay attention to where the project sits relative to the corridors. The label New Zayed covers a wide area, and the difference between a project on the corridor and one set deep inside can be fifteen extra minutes every day. Ask for the distance to the nearest main entrance in kilometres.
This is the list I go through with every client before any signature, whatever the developer's name:
- Actual construction progress: ask for recent site photographs and visit in person — not renders.
- Delivery record: ask about an earlier project the developer actually handed over, and go and see it yourself. It is the most honest indicator available.
- The delay clause: there must be a defined grace period and explicit compensation, not open-ended wording.
- The area in the contract: confirm whether it is net or gross, and at what proportion a garden or terrace is counted in the rate per square metre.
- Maintenance charges: establish the percentage, when it is due, and whether it is one-off or annual — this cost stays with you permanently.
- Land title and permits: ask to see the land status and the building permits before paying any deposit.
- The official instalment schedule: with the payments and their dates written down, not a percentage quoted verbally.
If any of these is unclear, that is not necessarily a reason to walk away — but it is reason enough to postpone signing until it is clarified in writing.
