Ras El Hekma is the most asked-about name in the coastal market, and most of what is written about it is the same marketing copy repeated. This page is different. I am not going to convince you to buy and I am not going to frighten you off. I will tell you what the position on the ground is now, who this place genuinely suits and who it does not, and what you need to ask about before you pay a pound.
The position on the ground — what has actually been built
This area is part of a partnership between the Egyptian state and an Emirati sovereign entity, and the development runs in phases over years, not one or two seasons. The important thing is to separate two things: the full vision for the city — an airport, a marina, a business district, hotels — which is a distant goal, and the phase actually on sale now with its real construction progress. Before any reservation, ask specifically where that phase sits relative to the sea, what percentage is currently built, and what handover date is contracted.
Who Ras El Hekma suits, and who it does not
It suits you if you have a horizon of four years or more, you are looking for a capital gain from entering early, and you can accept that the unit will not be usable soon. It does not suit you if you want to spend next summer there, if you are relying on quick rental income to cover the instalments, or if your budget is not comfortable with a long commitment. In those cases Ain Sokhna or the established North Coast will serve you better.
Ras El Hekma, Alamein, or the established coast?
The established coast around Sidi Abdel Rahman is finished and proven, with an active resale market, but its prices have reached a high level. New Alamein sits in between: working infrastructure, towers and services that genuinely exist, and a season that has started to lengthen. Ras El Hekma is the furthest out and the newest, which is why its growth potential is theoretically higher and its risk higher too. The choice comes down to one question: do you want to use the unit soon, or invest and wait?
Prices and payment terms
Prices in Ras El Hekma change with every release phase and move quickly with demand, so any figure written online is out of date within weeks. For that reason I am not going to put a fixed number here. What I can provide is the current price list for the phase on sale now, by unit type, size and outlook, together with the available payment structure. Contact me and I will send it over.
The risks nobody else will mention
The first is time: a project on this scale is built over years, and delay is always possible. Second, the distance until the roads and the airport are complete, which affects how usable and how rentable the unit is in the early years. Third, the large difference in value between one phase and another and between one position and another inside the project itself — which makes choosing the unit more important than the decision to buy. Fourth, liquidity: reselling before handover is not always easy or profitable.
