The North Coast is the largest chalet market in Egypt by number of resorts and developers — which is exactly what makes the decision difficult: dozens of resorts, each one claiming to be the best. I work directly with the major developers in the area, which means I can offer you units in the leading resorts at the developer price, with full support from selection through to handover.
The North Coast resorts I work with directly
These are selected from the largest developers in the market, and I can give you the units genuinely available and their current prices:
Hacienda Bay
North Coast (Sidi Abdel Rahman and El Alamein)Marassi
North Coast (Ras El Hekma)Jefaira

North Coast (Ras El Hekma)Cali Coast
How to choose the right resort
Before you ask about price, ask three things. Does the developer have actual handovers in earlier projects? Is the unit genuinely close to the sea, or is it only "minutes away" in the sales copy? And are the maintenance and services written clearly into the contract? The difference between one resort and another often is not the price at all — it is these details, and they are exactly what we go through together before any reservation.
Kilometre by kilometre: what the price is actually buying
The coast is priced by the kilometre marker, not by the region. Between kilometre 60 and 100 you get older, settled service infrastructure at the lowest entry prices, with water that is good rather than exceptional. From 120 to 160, around Sidi Abdel Rahman and New Alamein, is where the pale turquoise water starts and where the price ceiling for the whole coast is set — this is also the stretch with the airport, the hospitals and a season that now extends well past September. Past 190, at Ras El Hekma, you are buying a plan rather than a finished place: the highest growth expectations on the coast, and the longest wait. Tell me which of those three descriptions matches what you actually want, and the shortlist writes itself.
The North Coast or Ain Sokhna?
A question I am asked constantly. If you want a longer season covering both winter and summer, and proximity to Cairo, Sokhna suits you better. If your goal is a high summer rental yield and your budget is larger, the North Coast usually wins. I have options in both and can compare them against your budget and your objective.
